Hobsburn is a charming Bed and Breakfast in the Scottish Borders.  Hobsburn is a beautiful Georgian House, modernised in 1996  and  now reliving its charms with the comfort of the twenty-first century. Most of the rooms have antiques and fine pictures (some of distant relatives!). 
The house is a listed building with lawns and shrubberies rolling down to the stream which runs through the garden. Guests have full use of the garden which has several sitting areas and can try their hand at Croquet.

In addition to being our home, this is also one of the most unique Bed and Breakfast locations you could ever enjoy. We can also offer you a Dinner, Bed & Breakfast service, making this the perfect holiday break.  Not only are the rooms and catering of the very highest standard, but you can also take in the magnificent gardens and surrounding 50 acre estate.  On arrival we offer you a ‘welcome’ drink – either in your room, or in the drawing room with a roaring fire. Tea, coffee, a glass of wine or something stronger! 

Hobsburn is a unique location with its magnificent estate and gardens, open to the visitor to explore and relax in. Over 140 plants of special interest to be savoured in our quiet Glen. If you haven’t planned dinner with us, then the Pub at the end of the drive or restaurants in Jedburgh offer good simple food.

There are three bedrooms available (more if specially requested for shooting parties or other local events – but guests have to share bathrooms):

The The Pink Room - a twin bedded room which has a wash hand basin and a private bathroom, overlooking the lawns to the front of the house and Bonchester Hill, noted as a Roman signal point
The double bedded room with single bed – ideal for a family. This room has a wash hand basin and a private shower room, and overlooks the south terrace and Jacqui’s herb garden - cot for baby or small child available.

Breakfast is served with farmhouse-fresh free range eggs and local bacon. Fruit, juice, yogurt, cereal, toast and home-made jams and marmalade, tea or coffee.  Dinner are served either in the elegant Georgian dining room or in the large family kitchen.  We use as much local food as possible and vegetables, when in season, from the garden.
