Sylvern House Bed and Breakfast in Edinburgh is a large stone built Victorian House with well proportioned rooms each with some fine period features. All our 3 bedrooms are overlooking a large south facing rear garden.

Enjoy a full Scottish Breakfast in the morning in the Dining Room, and afterwards relax in the conservatory to plan your day around Edinburgh. All Rooms have ensuite toilet and bath or shower as well as tea/coffee making facilities.

Sylvern House is in the Newington district of Edinburgh about 2 miles south of the city centre. Frequent bus services run to and from the city centre. Holyrood Park, Arthur's Seat and the Royal Commonwealth Pool are a short distance away and there are numerous golf courses in the surrounding area. We are very accessible from the Edinburgh city by-pass.

NB Sylvern House is entirely non smoking
